Flooring Material Takeoffs: LVT, Carpet Tile and Polished Concrete
Pattern direction, attic stock, base and transitions all move the material number. Here's how we price each flooring system line by line.
Floor prep is the hidden cost
Moisture testing, grinding, patching, and self-leveling compound routinely exceed the cost of the finish material on renovation work. Read the specification section on substrate tolerance and moisture limits before you price anything.
LVT and carpet tile
Pattern direction, ashlar versus quarter-turn installation, and plank size all change waste. Feature strips and borders require separate quantities. Add specified attic stock (usually 2% to 5%) as a distinct line so it is visible to the client.
Polished concrete
Price by grind level and gloss level, not by square foot alone. Joint filling, densifier, and protective coatings are separate line items, and existing slab condition drives the labor rate on retrofit projects.
Base and transitions
Wall base is a linear quantity taken from room perimeters minus door openings. Transition strips are needed at every material change; count them from the finish plan rather than estimating a lump allowance.
