The Complete Division 09 Takeoff Checklist for Commercial Bids
Every scope item estimators miss on interior finishes, from metal stud gauges and shaft walls to transition strips and touch-up painting.
Why Division 09 bids get lost in the details
Division 09 covers the finishes a client actually sees and touches: framing and drywall assemblies, acoustical ceilings, flooring systems, wall coverings, and paint. Because these packages sit at the end of the schedule, they absorb every upstream change, and every missed line item comes straight out of your margin.
A disciplined checklist is the cheapest insurance an estimator can buy. Below is the same structure our team runs on every commercial takeoff before a number leaves the office.
Framing and drywall
Confirm stud gauge and depth per wall type, not per project. Count shaft walls, chase walls, and furring separately. They carry different labor rates. Capture head-of-wall and fire-safing details, control joints, corner bead, backing plates for casework and TVs, and the finish level (Level 4 versus Level 5) called out in the spec.
Acoustical ceilings
Quantify grid components individually: main tees, cross tees, wall angle, hanger wire, and seismic bracing where the code requires it. Tile type frequently changes by room, so take off by room rather than by gross area, and add attic stock as specified.
Flooring and painting
Flooring is rarely one number: floor prep, moisture testing, adhesives, base, transition strips, and pattern-driven waste all belong on the sheet. For painting, separate primer from finish coats, list substrate types, and never forget door frames, hollow metal, exposed structure, and punch-list touch-up.
Before you submit
Reconcile your quantities against the architectural finish schedule, review addenda one last time, and state your inclusions and exclusions in writing. A clean, qualified bid wins more work than a low bid that has to be renegotiated later.
